5 Factors To Consider With Leaseback ResalesThere are five main factors that you need to be aware of when looking at resale leasebacks: 1. If the property is more than five years old you will pay around 7% notaire fees when you buy rather than the 3.5% which is typical for a new build leaseback. 2. You will be buying direct from a private owner so the good news is that there’s room for negotiation on the asking price. The bad news is that you are subject to the whims of the seller who may dither, may not speak English or may generally be hard to pin down. Sometimes there is an agent involved who can prove more proactive. 3. You will be taking over the vendor’s existing lease, so you need to check the remaining length of the lease, the rental guarantee and the personal usage option that they are tied into. 4. The mortgage criteria used by the French banks can be different on a resale so you may be offered a lower Loan To Value ratio than with a new development. 5. You will need to check out the status of the management company so that you are comfortable with the strength of their guarantee on rental payments. One or two smaller companies have got into difficulties during the credit crunch so talk to other owners and do some research on the company that will be looking after your property.
